A neighbourhood built in layers
Althan did not develop all at once, and its electrical character is genuinely mixed as a result. There are societies here from the early 2000s where the wiring is now twenty years old and the distribution boards have never been opened. There are towers handed over in the last five years with modern boards and modular switchgear. And there are older independent houses, some of which have been extended and rewired piecemeal over decades by several different hands.
That last category produces the most interesting diagnostic work. A house that has been extended twice and partially rewired three times accumulates a wiring history nobody has documented. Circuits run in unexpected directions. A single distribution board feeds work done in three different eras to three different standards. Aluminium from an older phase meets copper from a newer one at a joint that has been quietly corroding for fifteen years. Tracing and rationalising this kind of installation is careful work, and it is genuinely satisfying to leave a house with a labelled board and a circuit schedule where none existed.
In the 2000s-era societies, the recurring finding is straightforward ageing plus load growth. The boards have MCBs and often no RCCB. Terminations have loosened. And the households have added air-conditioners, geysers and kitchen equipment well beyond the original specification. A board upgrade with RCCB protection, a torque check on every termination and one or two new dedicated circuits transforms the safety position of these flats for a very manageable cost.
The newer towers behave like Vesu and Piplod towers: sound infrastructure, load-driven faults, and a lot of fit-out work as families move in and customise.
Rental properties and shared accommodation
Althan has a substantial rental market, and rented properties bring a specific set of electrical problems. Tenants generally do not invest in infrastructure, landlords often defer maintenance on properties they do not live in, and the result is installations where minor faults accumulate for years. A socket that stopped working two tenancies ago simply stops being used. A wobbling fan is tolerated. A warm switchboard is not reported because nobody is quite sure whose problem it is.
We do a good deal of work for landlords in Althan between tenancies, which is by far the best moment for it. With the flat empty, a two-hour safety audit, a board upgrade, a set of switchboard repairs and the replacement of anything obviously failing can be done in a couple of days without inconveniencing anybody. It also gives a landlord a documented record of the property's electrical condition, which resolves a surprising number of subsequent disputes about what was damaged by whom.

Shared accommodation, common near the university side of Althan, brings load problems of its own. Four or five occupants each with a laptop, a phone, a fan and often a personal heater or induction plate, all on circuits specified for a family of four, produces exactly the overload profile you would expect. Adding circuits rather than upsizing breakers is the correct answer, and we make that point firmly.
Everyday electrical work in Althan
The bread and butter of our Althan work is ordinary domestic service, done properly. Fan installation and repair is the highest-volume single item — Althan runs a lot of fans, and the capacitor failures, bearing wear and wobble that come with age keep us busy. We have been steadily converting Althan households to BLDC fans, where the arithmetic is genuinely compelling: roughly 30 W against 75 W for the same air delivery, across six fans running eight months a year, with a payback typically inside three years.
Switchboard work is the second highest volume. Loose sockets, sparking switches, scorched plates and boards that are simply over-subscribed. We rebuild these properly — every conductor cut back to clean copper, ferruled, terminated one per screw at correct torque, with any necessary joints made in proper connectors inside the box rather than twisted and taped. The visible modular upgrade is the part clients see; the rebuilt terminations behind it are the part that matters.
Inverter installation and service is strong in Althan. Outages here are frequent enough during monsoon that most households want backup, and the recurring mistake is the same one we correct everywhere: the inverter wired to the whole flat instead of to a dedicated backup line. We also do a lot of inverter servicing — terminal cleaning, water topping, load testing — which most owners never have done and which materially extends battery life.
Lighting work in Althan tends to be practical rather than designed: replacing failed fittings, adding points where furniture has moved, converting tube lights to LED, and putting proper task lighting into kitchens that have never had it. All of it worth doing, none of it expensive.
Safety issues we find most often in Althan
The absence of residual current protection is the single most common serious finding in Althan homes, particularly in the 2000s-era societies and the older independent houses. A distribution board with MCBs and no RCCB protects the cable in the wall and offers nothing at all to a person touching a faulty appliance. In a household with children and a great deal of metal-bodied kitchen equipment, that is a gap worth closing, and closing it costs between ₹2,200 and ₹4,200.
Earthing is the second. Many older Althan properties have an earth pit that was installed at construction and has never been watered, tested or thought about since. Soil around the electrode dries out over years and resistance climbs — a pit that measured 3 ohms at installation can be at 25 or 30 ohms a decade later, at which point fault current may be too low to reliably trip a protective device and a faulty appliance body can stay live. We measure this with a calibrated tester for ₹1,200, and reviving an existing pit with fresh salt and charcoal is usually only ₹2,500–₹5,000.
Overloaded and improvised extensions are the third. Extension boards feeding extension boards, a high-load appliance on a long thin lead, a socket adapter carrying three plugs. Each of these is a workaround for a genuine shortage of properly placed points, and the right fix is to add the points rather than to keep improvising. New points cost ₹450–₹850 each.
Finally, aluminium-to-copper joints in older extended properties. These two metals corrode at their interface, resistance climbs, and the joint heats. Where we find them we remake them with proper bi-metallic connectors rather than twisting them together, which is what they usually were.
