Why Vesu homes have their own electrical profile
Vesu is not an old neighbourhood, and that shapes every electrical job here. Most of the residential stock went up between 2008 and the present, which means concealed copper wiring, modular switchgear and distribution boards that at least started out reasonable. The problems we are called to are therefore rarely about decaying infrastructure. They are about mismatch — installations designed to a builder's minimum specification now serving households that live very differently from the ones the specification assumed.
The pattern repeats across nearly every tower we work in. A 3 BHK handed over with a six-way distribution board, two dedicated air-conditioner points and a general socket circuit per room. The family moves in and adds a third and fourth AC, a dishwasher, a chimney with an induction hob below it, a water purifier, a home theatre, two work-from-home desks with monitors and, increasingly, an electric car in the parking. Nothing about the original installation was wrong. It is simply carrying a load nobody planned for.
The symptoms are predictable and we see them weekly in Vesu: the bedroom AC circuit that trips on the hottest afternoon of the year, the kitchen socket that runs warm when the microwave and the induction hob work together, the RCCB that started tripping the week the new water purifier was installed. Each is a load or leakage problem with a specific measurable cause, and each has a proper fix that does not involve fitting a larger breaker.
The second Vesu-specific factor is the buildings themselves. High-rise construction concentrates a great deal of electrical infrastructure in shafts and common areas — riser cables, floor distribution, lift and pump panels, common lighting. When something goes wrong in that shared infrastructure, individual flat owners often assume the fault is theirs. We are often the ones who establish, with a measurement rather than an opinion, that the voltage drop a resident is experiencing originates in the riser rather than in their flat, which is a useful thing to be able to demonstrate to a managing committee.
Working inside Vesu's gated societies
Practically all of our Vesu work happens inside gated developments, and the operational side of that is as important as the technical side. Societies here have real procedures — advance intimation to the office, work permitted only between fixed hours, lift protection sheets for material movement, same-day debris removal, and a gate register that wants a photo ID for every technician entering.
We handle all of it as standard rather than as an imposition. Our technicians are police-verified and carry photo identification, we send you the electrician's name and picture by message before they set off so the gate can be informed, materials come up in protected lifts with proper sheeting, and debris leaves with us the same day rather than accumulating in a stairwell. There is a practical benefit to this beyond politeness. Because we work in most of the large Vesu developments regularly, many society offices already know us, which shortens the approval cycle considerably. When a resident needs an urgent repair on a Sunday, having a contractor the office recognises is often the difference between the work happening that day and waiting until Monday.
We also work directly for society committees on common-area electrical work — corridor and staircase lighting, lift machine room panels, water pump control and protection, generator changeover, borewell circuits, parking and podium lighting, and the periodic testing that most committees know they should be doing and few actually are. A common-area electrical audit for a Vesu tower typically takes half a day and regularly turns up a hot busbar joint or an untested RCCB that would otherwise have been discovered by failing.
What Vesu residents call us for most
Fit-out work on newly handed-over flats is our single largest category in Vesu. A builder hands over a shell with basic points, and the interior work that follows — false ceilings, cove lighting, a modular kitchen, wardrobes with internal lighting, television and home-theatre points, study desks — needs an electrical layout that the original wiring never anticipated. We work alongside interior designers and carpenters in Vesu constantly, and the projects that go well are the ones where the electrical layout is agreed before the ceiling closes rather than negotiated after.
Air-conditioner circuit work is the second. Adding a fourth or fifth AC to a flat wired for two is not a matter of running a wire to the nearest socket. It needs a dedicated 4 sq mm circuit, a correctly rated C-curve MCB, and a check that the flat's main incomer and the building's per-flat allocation can actually carry the additional demand. We measure that rather than assume it, and occasionally we are the ones who tell a resident that their sanctioned load needs enhancing before another AC goes in.
EV charger installation has grown faster in Vesu than anywhere else we work, and it brings a specific complication: most Vesu parking is society parking. The electrical installation is straightforward; the committee approval, the metering arrangement and the cable routing through common areas are the parts that stall projects. We prepare the load statement and safety documentation committees ask for, which is usually what moves the application forward.
Then there is the ordinary business of a residential neighbourhood — fans and lights, switchboard upgrades, a socket that stopped working, a geyser point for a new bathroom, an inverter for the monsoon outages, a tripping circuit nobody can explain. We do all of it, and because we are minutes away, we can usually do it today.
Monsoon and the Vesu electrical calendar
Surat's monsoon changes the electrical fault profile completely, and in Vesu the effect is concentrated in specific places. Terrace and podium light points take direct rain. Balcony sockets on exposed elevations get wind-driven water. Basement and stilt parking areas take standing water and the lighting circuits in them are frequently the least well protected in the building. External façade lighting on the towers — increasingly common here — sits in weather all year and fails in the first serious storm if it was installed with indoor-grade fittings.
The result is a spike in earth-leakage tripping every June and July. An RCCB that has behaved for eleven months starts tripping at night, and the cause is almost always moisture bridging live and earth somewhere in an outdoor circuit. It is genuinely a good sign that the RCCB is doing its job, and the correct response is to find the wet circuit rather than to bypass the device — something we still find people have done when we arrive.
We recommend a pre-monsoon check in May for any Vesu property with outdoor circuits, terrace access or basement parking. It is an insulation-resistance test on the exposed circuits, a physical inspection of outdoor fittings and glands, an RCCB trip test and a look at the earth pit. It takes an hour or two and it prevents the majority of the monsoon callouts we attend.
For societies, the equivalent is a pre-monsoon common-area inspection covering podium and basement lighting, pump and lift panels, the generator changeover, and the terrace. Water in a lift machine room or a pump panel is not a nuisance fault — it is a building-scale problem, and it is entirely preventable with a scheduled look in May.
Response times and coverage within Vesu
Because our office is inside Vesu at Someshwara Enclave, our response time here is the shortest we offer anywhere: typically twenty to thirty minutes during working hours for a standard call, and often faster for a genuine emergency. For residents of Vesu this is the practical difference between a fault that ruins an evening and one that is dealt with before dinner.

Electrical problems we see most often in Vesu
Neighbourhoods have electrical personalities. These are the faults that recur here, and what actually fixes each one.
AC circuit tripping in newer towers
Flats handed over with two AC points now running four or five. The added units get spurred off general socket circuits that were never sized for them, and the MCB trips on the hottest afternoons. The fix is a dedicated 4 sq mm circuit with a C-curve breaker, not a bigger MCB.
Monsoon earth leakage from terrace and balcony points
Wind-driven rain reaches balcony sockets and terrace light points on exposed elevations, bridging live and earth through damp plaster. The RCCB trips at night and resets in the morning as things dry. Locating and sealing the wet circuit is the real fix.
Kitchen circuits overloaded after modular fit-out
Induction hob, microwave, chimney, dishwasher and water purifier all landing on a circuit specified for a mixer and a toaster. Sockets run warm and the breaker trips when two high-load appliances coincide. Kitchens need their own high-current circuit.
Riser and common-area voltage drop blamed on the flat
Residents on upper floors report dimming and slow appliance performance and assume their wiring is at fault. Measurement at the flat's incomer versus the riser usually shows the problem is in shared infrastructure, which changes who needs to fix it.
EV charging on a general parking socket
Portable charging cables plugged into 16 A parking sockets draw sustained current for eight hours through hardware designed for intermittent use. Scorched plug tops are the usual result. A dedicated protected circuit is the correct answer.
