Why high-rise electrical work is different
A twenty-five storey tower is not a tall version of a five storey building. The electrical infrastructure it requires — riser cables carrying the whole building's load vertically, floor-level distribution, lift and firefighting pump panels, pressurisation systems, common lighting across a large footprint, generator backup — is closer to a small industrial installation than to a residential one, and it fails in ways individual homeowners are not equipped to diagnose.
Voltage drop is the classic high-rise issue. Current flowing up a long riser produces a voltage drop, and by the time supply reaches the upper floors it can be measurably lower than at the incomer. Residents on the twenty-second floor notice appliances underperforming, lights dimming when the lift starts, and inverters cycling more than they should. They assume their flat wiring is at fault, call an electrician who tests inside the flat, finds nothing wrong, and the problem persists.
The diagnosis needs measurement at two points — at the flat and at the riser or floor distribution — under real load. When the drop is in the shared infrastructure, that is a building problem with a building solution, and a written set of measurements is what a resident needs to raise it credibly with a managing committee. We do this regularly on Gaurav Path and are comfortable presenting the findings at a committee meeting.
The other high-rise-specific issue is that everything shared is genuinely shared. A fault in a riser, a failing lift panel contactor or an untested generator changeover affects every household in the tower simultaneously. This is why we push society committees here towards scheduled common-area maintenance rather than reactive repair — the consequences of a shared-infrastructure failure are multiplied by the number of flats.
Society common-area electrical maintenance
We work for a number of society committees along Gaurav Path on common-area infrastructure, and the scope is substantial: corridor, lobby and staircase lighting across many floors; lift machine room panels; firefighting and domestic water pump control and protection; generator and changeover systems; podium, basement and perimeter parking lighting; clubhouse and amenity electrical; borewell circuits; and the periodic testing that keeps all of it dependable.
The single highest-value thing we do for these committees is thermographic panel inspection. A thermal camera on a live panel shows hot terminations that are still merely warm — the stage at which tightening a screw costs nothing and the stage at which it is invisible to every other form of inspection. Left alone, a warm joint becomes a hot joint, then an arcing joint, then a burnt-out panel section and a building without lifts or water pressure. In practically every first-time thermal survey we do on a Gaurav Path tower, we find at least one joint worth attending to.
Generator changeover testing is the second. Most towers have a generator, most committees assume it works, and a meaningful proportion have never tested the changeover under load since commissioning. A generator that starts but does not take load is worse than no generator, because everyone is relying on it. We test under real load, which is the only test that means anything.
Pre-monsoon inspection is the third. Basement and podium parking flood. Lift machine rooms take water through terrace penetrations. Pump panels sit in the wettest part of a building. A May inspection covering all of this takes half a day for a typical tower and prevents the June and July emergencies we would otherwise be called to at two in the morning.
Inside the flats — fit-out and modernisation
Individual flat work on Gaurav Path is dominated by fit-out. Towers here hand over shells with basic electrical provision, and the interior work that follows needs an electrical layer the builder's specification never contemplated: false ceilings with cove and profile lighting, modular kitchens with genuinely heavy concentrated load, wardrobe and niche lighting, home theatre and television points, study and workstation power, additional air-conditioner circuits, and switchboard upgrades to a finish that matches the interior.
We work alongside interior designers and carpenters on these projects constantly, and the difference between a good outcome and a compromised one is almost always timing. An electrical layout agreed before the false ceiling closes costs a fraction of the same layout negotiated afterwards, and it avoids the visible compromises — a downlight two feet from where it should be because the conduit was not there, a switch position dictated by an existing box rather than by how the room is used.
Air-conditioner circuits deserve particular mention in these towers because the load question is not only about the flat. Adding a fourth or fifth AC needs a dedicated 4 sq mm circuit and a C-curve MCB, but it also needs a check that the flat's sanctioned allocation from the building supply can carry it. In a tower where many households are doing the same thing simultaneously, the aggregate matters, and we have been the ones to raise this with committees more than once.
Kitchen work is the other concentrated-load item. Induction, microwave, oven, chimney, dishwasher, purifier and refrigerator in a small area, on a circuit that was specified for far less. A dedicated high-current kitchen circuit is standard on every fit-out we do.
EV charging in tower parking
Gaurav Path has among the highest EV adoption of any area we serve, and its parking is almost entirely society podium or basement parking. That combination makes EV charging the most administratively complex service we offer here — the electrical work is straightforward and the approvals are not.
The technical requirements are clear. A dedicated circuit from an appropriate distribution point, continuous-rated cable sized with derating for a long basement run, correct protection including Type-B RCD or equivalent DC-leakage detection where the charger requires it, an IP65 unit properly glanded, and a lockable isolator because the installation is in shared accessible space.
The complications are metering and consent. Someone has to pay for the electricity, and if the charger draws from a common supply, the society is subsidising an individual. The options are a separate meter, a sub-meter read periodically, or an app-based charger with per-user billing — and which is appropriate depends on how the building's supply is arranged. Committees also want to know the aggregate effect if twenty residents install chargers, which is a fair question and one that deserves a proper load answer rather than reassurance.
We prepare the documentation committees need: a load statement showing the demand added and its effect on the building's total, a safety assurance covering the protection arrangement, and a cable routing plan for common areas. In our experience this documentation, more than anything technical, is what moves a stalled application forward. Society shared charging points start from ₹32,000 including metering and documentation.
Response and access on Gaurav Path

High-rise access has practical requirements that we handle as standard: advance intimation to the society office, technician photo ID for the gate register, lift protection sheets when carrying material, work within the society's permitted hours, and same-day debris removal. We message you the electrician's name and photograph before they set off so the gate can be informed in advance, which avoids the standard fifteen-minute delay at the barrier.
For committees, we offer a society AMC covering quarterly common-area inspection with thermal imaging of all panels, generator changeover testing under load, pump and lift panel checks, RCCB testing, earth resistance measurement, emergency lighting verification and a pre-monsoon inspection, with a written condition report each quarter and priority response for common-area emergencies. For a tower with a hundred-plus flats, the cost per flat per month is negligible against the consequence of a lift or pump failure.
