Mixed-use buildings and their electrical complications
The defining feature of Bhatar's building stock is that a great deal of it is mixed-use — shops at ground level with flats above, often sharing a single incoming supply, a common riser and sometimes a single distribution arrangement that has been divided informally over the years. This creates electrical situations you simply do not encounter in purely residential neighbourhoods.
The most common is load conflict. A shop below installs a new chiller, a signage transformer or a set of display lights, and the residents above start noticing dimming, slow appliance performance or nuisance tripping. Because the two parties see themselves as separate, neither connects the events. We are frequently the first people to measure the shared supply and establish that the building's total demand has outgrown its incomer, or that the informal division of circuits between commercial and residential has drifted badly out of balance.
Metering disputes follow from the same root. Where circuits have been divided informally rather than properly separated and metered, it is genuinely difficult to establish who is paying for what. Sorting this out properly — physically separating commercial and residential circuits, metering them independently, and documenting the arrangement — is work we do regularly in Bhatar, and it resolves disputes that had been running for years.
Safety is the third dimension. A shop's electrical fault becomes the residents' problem when they share a riser and a building. Shop and small commercial electrical work
Bhatar Road's retail strip keeps us busy, and shop electrical work here has its own rhythm. Almost everything happens outside trading hours — early morning before shutters go up, or after closing. A shop that cannot open is a shop losing a day's takings, so our scheduling is built around that constraint rather than around ours.
The work itself is mostly practical rather than complex. Display and signage lighting, which in Bhatar means a lot of LED strip and channel letter work that needs proper weatherproof drivers and mounting to survive on an exposed frontage. Refrigeration and chiller circuits, which are high, continuous loads and belong on dedicated protected ways rather than spurred off a general circuit. Additional socket provision as businesses add equipment. And billing counter power, which increasingly needs UPS backup because a POS terminal going down mid-transaction is a real problem.
The recurring fault in Bhatar shops is protection that has been progressively defeated. A circuit trips, someone fits a larger MCB, it trips again, someone fits a larger one still. By the time we see it, a 1.5 sq mm cable is protected by a 32 A device and is running warm along its whole length. This is genuinely dangerous and it is remarkably common. We correct it by adding circuits rather than by upsizing protection, and we explain clearly why the previous approach was not a solution.
Signage and frontage lighting takes weather that indoor fittings never see. We use IP65 fittings, UV-stable cable in conduit, weatherproof junction boxes with drip loops and RCCB-protected circuits. Frontage installations done with indoor-grade components fail in their first serious monsoon, and we replace a number of those every year.
Residential work above and behind the commercial strip
The flats above Bhatar's shops and the societies in the streets behind are conventional residential work with one complication: access and noise. Working in a flat above a trading shop means material has to come up a shared stairwell, drilling has to be scheduled so it does not disrupt business below, and debris removal has to happen without a commercial frontage becoming a building site. We plan around all of this rather than treating it as somebody else's problem.
The buildings themselves are largely from the 1990s and 2000s, which puts them squarely in the category where an insulation-resistance survey is worthwhile. Twenty to thirty year old PVC in Surat's climate is at the point where it may be perfectly sound or may be embrittled, and the only way to know is to measure. We would rather test for ₹1,200–₹2,500 and tell a homeowner their wiring has another decade in it than sell them a rewire they do not need.
Distribution boards in these properties almost universally lack an RCCB, and retrofitting one is the highest-value upgrade available. Where the board has no spare capacity — common with older four-way boards — a complete replacement at ₹3,500–₹6,500 gets a modern arrangement with main isolator, RCCB, correctly rated MCBs and a printed legend.
Everyday work is the standard domestic mix: fans, lights, switchboards, geyser points, tripping circuits, inverter installation and service. Bhatar households run inverters heavily, and the backup-line correction we make everywhere applies here too.
Monsoon exposure on a commercial frontage
Bhatar's commercial strip is more exposed to monsoon damage than most residential areas, simply because so much of its electrical infrastructure is on the outside of buildings. Signage, frontage lighting, shutter motors, external junction boxes and the cable runs feeding them all sit in weather. Add wind-driven rain and the standing water that collects along a busy road, and the failure rate every June and July is predictable.
The failures divide into two kinds. Water ingress into fittings and junction boxes causes earth leakage, which trips RCCBs and — where no RCCB exists — simply energises metalwork that people can touch. And water tracking along cable into connections causes corrosion that produces intermittent faults for months afterwards, long after the visible water has gone.
The prevention is unglamorous and effective: IP65-rated fittings, glands rather than open entries, drip loops so water runs off rather than into a connector, weatherproof junction boxes mounted with their entries downward, and UV-stable conduit for anything exposed to sun. A pre-monsoon inspection in May covering all external electrical infrastructure takes an hour or two for a typical shop and prevents most of what we get called out for in July.
For shops with shutter motors, the pre-monsoon check should include the motor's supply and control wiring, which is often the least well-protected part of a frontage installation and the most disruptive to lose.
