Four decades of building stock in one neighbourhood
Adajan's scale is what makes it interesting electrically. It contains apartment societies from the early 1990s, a great deal of 2000s-era development, modern towers handed over in the last five years, older properties in Adajan Gam that predate all of it, and independent houses of every vintage in between. Each of these has a distinct electrical profile and a distinct set of likely faults, and diagnosing well here means recognising which category you are standing in within about thirty seconds of opening a distribution board.
The 1990s societies are where the genuinely age-related work is. Wiring of that vintage is now past thirty years, and PVC insulation that has been through thirty Surat summers is frequently embrittled. Boards typically have MCBs and no RCCB. Terminations have not been touched since installation. In these properties, an insulation-resistance survey is not optional advice — it is the responsible first step, and it produces an objective answer about whether a rewire is genuinely needed or whether targeted circuit replacement plus a board upgrade will do.
The 2000s stock is in the middle. Usually sound wiring, boards that need modernising, and households whose load has grown well past the original specification. Board upgrades with RCCB retrofit, dedicated AC and kitchen circuits, and switchboard rebuilds are the standard package here.
The newer towers behave like Vesu and Pal — good infrastructure, load-driven faults, and fit-out work as families customise. And Adajan Gam's older properties bring the piecemeal-extension problem: undocumented circuits, mixed standards from different eras, and aluminium-to-copper joints quietly corroding at the interface. Tracing and rationalising those installations is careful work and genuinely worth doing.
The rewiring question in older Adajan societies
The most consequential decision an owner of a thirty-year-old Adajan flat faces is whether to rewire. It is expensive, disruptive, and frequently recommended by people who benefit from the recommendation. Our position is that it should follow a measurement, not an opinion.
An insulation-resistance survey costs ₹1,200–₹2,500 and tests every circuit core-to-core and core-to-earth with a megger. The readings tell you objectively whether the insulation is intact or breaking down. Good-quality copper cable in conduit, not thermally abused, frequently still returns healthy readings at thirty years, and where that is the case a rewire is simply not warranted yet. Where readings show breakdown, they usually show it on specific circuits — the geyser run, the kitchen, an outdoor circuit — and replacing those is a far smaller job than a whole-property rewire.
Where a full rewire genuinely is warranted, we do it properly: room-by-room load calculation, ISI-marked FR copper in rigid conduit, dedicated circuits for AC, kitchen, geyser and pump, a distribution board with RCCB and printed legend, and a full test report with insulation, continuity, polarity and earth readings at handover. In an occupied 2 BHK it takes six to nine working days, sequenced so no room is without power overnight, and it costs ₹32,000–₹58,000.
There is one situation where we recommend rewiring without hesitation regardless of readings: where cloth or rubber-insulated cable is visible, which occasionally still turns up in the oldest Adajan Gam properties. That material has no remaining safe service life and it should be replaced.
Everyday electrical service across Adajan
Volume-wise, Adajan is dominated by ordinary domestic work, and the categories are consistent. Fan installation and repair — capacitor failures, bearing wear, wobble, and a steady conversion to BLDC units where the economics are compelling. Switchboard repair and modular upgrade, which in Adajan's older stock almost always means rebuilding the terminations behind the plate rather than just changing the visible switch. Light fitting, LED conversion and the addition of task lighting to kitchens that have never had it.
Inverter work is heavy in Adajan. The outage pattern here makes backup close to standard, and the recurring correction is the same one we make everywhere: an inverter wired to the whole flat rather than to a dedicated backup line. Rewiring the backup onto a separate distribution way with distinguished sockets typically doubles or triples effective runtime from the same battery and stops a forgotten geyser flattening it in twenty minutes.
CCTV installation has grown substantially in Adajan, for homes and for the neighbourhood's small commercial units. The point we make to every client is that camera placement matters more than camera count — three cameras positioned at the choke points where faces are actually capturable are worth more than eight aimed at open compound. We also change the recorder's default password as standard, because internet-exposed recorders with factory credentials are continuously scanned and compromised, and it is the most common security failure in the category.
Then the standard repair work: tripping circuits, dead sockets, flickering lights, geyser faults, warm switchboards. All diagnosed with instruments rather than guessed at, quoted before work begins, and warranted for six months.
Earthing and the safety findings we see most
Adajan's older properties produce our highest rate of significant safety findings, and earthing sits at the top. Many of these buildings have an earth pit installed at construction that has never been watered, tested or thought about since. Soil around the electrode dries over years and resistance climbs. A pit that measured 3 ohms in 1996 can easily be at 25 or 30 ohms now, and at that value a fault may not draw enough current to trip a protective device — which means a faulty appliance body can stay live and a person becomes the path to earth.
The symptom people report is a tingle when touching a washing machine, a fridge or a metal sink. It is almost always dismissed as static or ignored entirely. It is neither of those things — it is leakage current present with no adequate earth path to carry it away, and it is genuinely dangerous, particularly with wet hands or bare feet on a wet floor. We treat this report as urgent.
The absence of RCCBs is the companion finding. A board with MCBs and no residual current device protects the cable and offers nothing at all to a person. In an Adajan household with children, elderly residents and a great deal of metal-bodied kitchen equipment, retrofitting a 30 mA RCCB for ₹2,200–₹4,200 is the highest-value electrical spend available.
Third is socket earth continuity. A socket with an earth pin that is not actually connected to anything looks identical to one that is, and we find them regularly in older Adajan properties. A socket analyser identifies them in seconds, and it is part of every safety audit we do. It is worth knowing which of your sockets are actually earthed.
Coverage and response in Adajan
Adajan is 45 to 60 minutes from our Vesu office during working hours, and it is fully inside our same-day service area with 24×7 emergency cover and no distance surcharge. Night-time emergency response is typically 60 to 80 minutes.

In a property of this age it almost always finds two or three things nobody knew about, and it turns a vague anxiety about old wiring into a specific, costed list.
