The electrical profile of an established neighbourhood
Citylight developed earlier than Vesu and Piplod, and the difference is visible the moment a distribution board is opened. Where a Vesu tower flat has a modern board with a reasonable device layout, a Citylight property of the same standard often has a board installed when the building went up — four to six MCBs, no RCCB, aluminium busbar, and terminations that have not been touched since the day they were made.
None of this is necessarily dangerous today, but all of it is ageing. Terminations loosen through two decades of thermal cycling. Busbar joints oxidise. MCBs that have never been operated can become mechanically stiff. And the absence of an RCCB — near-universal in installations of this vintage — means a household with children, elderly residents and a great deal of metal-bodied kitchen equipment has no protection against electric shock at all. Adding one is the single highest-value electrical upgrade available to most Citylight homes and it typically costs between ₹2,200 and ₹4,200.
The wiring itself is usually in better condition than people fear. Good-quality PVC-insulated copper installed in the late 1990s or early 2000s, run in conduit and not thermally abused, frequently still returns healthy insulation-resistance readings. We measure before recommending. There is a real difference between wiring that is old and wiring that is degraded, and we would rather establish which you have than sell you a rewire you may not need for another decade.
Where we do find genuine degradation, it tends to be localised and explicable — a circuit that has run a geyser for twenty years, an outdoor run that has taken monsoon water, a kitchen circuit that has been progressively overloaded. Replacing those specific runs is usually the honest answer rather than a whole-property rewire.
Renovation electrical work in Citylight
A great deal of our Citylight work is renovation-driven. These are properties whose owners are investing in them — modular kitchens, redone bathrooms, false ceilings, new flooring, reworked layouts. The electrical work that accompanies a renovation is the best opportunity a property of this age will get, because walls and ceilings are already open and the incremental cost of doing it properly is far lower than doing it later as a standalone job.
Our advice to every Citylight renovation client is the same: while the ceiling is open and the walls are chased, upgrade the distribution board, add the RCCB, run the dedicated circuits the property has always needed, and replace any cable run that measures marginal. The additional cost inside a renovation is a fraction of what the same work costs afterwards, and it converts a cosmetic upgrade into a genuine one.
Kitchen renovations are the most common and the most electrically demanding. A modern modular kitchen concentrates an extraordinary amount of load in a small area — induction hob, microwave, oven, chimney, dishwasher, water purifier, refrigerator, mixer, toaster — and a Citylight flat's original kitchen circuit was specified for perhaps a fifth of that. We wire a dedicated high-current kitchen circuit as standard on these projects, with socket positions planned against the actual appliance layout rather than the old one.
Bathroom renovations bring the other recurring issue: geyser circuits. A storage geyser is a high, sustained load and it belongs on its own circuit with its own MCB and RCCB protection, with the isolator outside the wet zone. In older Citylight properties we routinely find geysers spurred off a bedroom lighting circuit, which is both an overload risk and, given the moisture environment, a genuine shock hazard.
Lighting for mature interiors
Citylight properties tend to have good bones — decent ceiling heights, sensible room proportions, quality finishes — and lighting is where the largest visible improvement is available for the smallest structural intervention. Most of these homes are still lit the way they were built: a central fixture per room, sometimes supplemented by a later false ceiling with a uniform grid of cool-white downlights.
Converting that to layered lighting is transformative and does not require major work. Cove lighting where a false ceiling already exists, task lighting under kitchen wall units and beside reading positions, accent lighting on the pictures and textures these homes usually already have, and separate switching so that one room can be four different rooms. Where there is no false ceiling, wall-washing and well-placed pendants achieve much of the same effect without construction.
The correction we make most often in Citylight is colour temperature. A great many of these homes had a false ceiling added in the 2010s with 6500 K cool-white downlights, which was simply what was being sold at the time. The effect in a room with warm wooden furniture and traditional textiles is genuinely unflattering. Replacing those fittings with 3000 K warm white — a straightforward, non-structural change costing ₹250–₹450 per fitting — makes a demonstrable difference that clients notice immediately.
Chandeliers and heavy decorative fixtures are common in Citylight bungalows, and they need structural anchoring in exactly the way ceiling fans do. We have been called to more than one Citylight property where a substantial chandelier was hanging from a false-ceiling batten. The load must go into the slab, with the false ceiling closing around the rod and carrying nothing.
Professional premises and clinics
Citylight has a substantial concentration of professional practices — clinics, dental surgeries, diagnostic centres, consultancies and small offices — often occupying converted residential space. This creates a specific electrical situation: commercial-grade equipment and continuity requirements running on infrastructure originally specified for a flat.
Medical and diagnostic equipment is the sharpest case. Imaging equipment, dental chairs, autoclaves and laboratory apparatus have real power quality requirements, need dedicated protected circuits, and frequently require an earth arrangement better than a domestic property's. We measure earth resistance as a first step in every clinic we take on, and we routinely find values that are adequate for a household and inadequate for the equipment now connected to them.
Continuity is the other requirement. A clinic mid-procedure cannot lose power, which means UPS-backed distribution for critical equipment, correctly sized and on visually distinguished sockets so nobody plugs a kettle into the protected line. We also install and periodically test emergency lighting, which is a compliance requirement these premises often overlook until an inspection raises it.
For professional premises we schedule work outside consulting hours as a matter of course, and our AMC for clinics includes quarterly panel thermography, RCCB testing, earth measurement and emergency light verification with a written report suitable for showing to an inspector or an insurer.

We would particularly encourage Citylight homeowners to consider a full electrical safety audit if the property has not had one. Two hours, ₹2,500, and it covers earth resistance, insulation resistance on every circuit, RCCB presence and function, MCB sizing against cable, socket polarity and earth continuity at every point, and a thermal check of every board. For a home of this age and value, it is the most useful electrical spend available, and it usually finds two or three things nobody knew about.
