Electrical work in a new-build neighbourhood
Pal's growth has been rapid, and a large proportion of its housing stock is under ten years old. That produces an electrical profile quite unlike Citylight or Bhatar. There is almost no decaying wiring here, very few aluminium joints, and distribution boards that are modern in layout even where they are minimal in specification. What there is instead is a great deal of first-fit work, and a set of problems specific to buildings that are new but were built to a price.
Builder specification is the underlying theme. A developer building to a competitive price point provides an installation that meets requirement and no more: a distribution board with the minimum viable device count, two air-conditioner points regardless of how many the family will actually install, general socket circuits at modest density, and — very often — no RCCB, because it is not something a buyer inspects at handover. None of this is defective. All of it is the floor rather than the ceiling.
The consequence is that Pal households discover the limits of their installation about eighteen months after moving in, usually in their first proper summer. The third AC trips a circuit. The kitchen, now fully fitted out, runs warm sockets. The washing machine and the geyser cannot run together. Each of these is a straightforward fix — a dedicated circuit, a board upgrade, a redistributed load — and each is far cheaper to do than the anxiety it generates suggests.
We would encourage anyone taking possession in Pal to have a handover electrical inspection before the interior work starts. Two hours, ₹2,500, and it tells you objectively what the builder actually provided, what your circuit capacity is, whether the earthing measures adequately, and where the gaps are. Fixing those gaps during the fit-out costs a fraction of doing it afterwards.
Fit-out work: doing it once, properly
The great majority of our Pal work is interior fit-out electrical, done alongside designers and carpenters. It is the best electrical opportunity a home ever gets, because ceilings are open, walls are being worked on, and the incremental cost of running an additional circuit or upgrading a board is a fraction of what the same work costs later.
Our standing advice for a Pal fit-out is a short list. Upgrade the distribution board and add a 30 mA RCCB — it is the single highest-value safety intervention available and it costs ₹2,200–₹4,200. Run a dedicated high-current kitchen circuit, because a modern modular kitchen concentrates far more load than any builder circuit anticipated. Add dedicated 4 sq mm circuits for every air conditioner you will realistically install, not just the ones you are installing now. Run a geyser circuit per bathroom with its own protection and an isolator outside the wet zone. And if there is any chance of an electric vehicle in the next five years, run the cable for the charger now while the walls are open.
Lighting is the other half of a fit-out, and it is where we push hardest for planning before cutting. A layout drawing showing fixture positions, beam angles, colour temperatures and switch grouping costs nothing to change on paper. Once the false ceiling is closed and the cut-outs are made, every change is a patch and a repaint. We produce the layout free with an installation booking, and it is genuinely the most useful thing we give a fit-out client.
The colour temperature conversation is worth having early too. Warm 2700–3000 K in living and sleeping spaces, neutral 4000 K in kitchens, bathrooms and study areas, consistent within each visual field. A great many well-finished flats end up feeling like offices because 6500 K fittings were the default at purchase.
Row houses, duplexes and independent homes
Pal has a substantial stock of row houses, duplexes and independent bungalows in planned schemes, and these bring requirements that flats do not. Multi-floor distribution needs thinking about — a single board at ground level feeding two or three floors produces long circuit runs, voltage drop and inconvenient isolation, whereas a sub-board per floor makes the installation far more workable and future faults far easier to isolate.
Outdoor electrical is the other difference. Gardens, terraces, compound and gate lighting, water pumps, and increasingly outdoor kitchens and seating areas. All of this is exposed to Surat's monsoon and sun, and all of it needs IP-rated fittings, UV-stable cable in conduit, weatherproof junction boxes with glanded entries and drip loops, and RCCB protection without exception. Outdoor circuits are where earth leakage happens, and they are exactly the circuits people are most likely to be standing on wet ground while touching.
Earthing deserves particular attention in independent properties because they generally have their own earth pit rather than a shared building arrangement. We measure earth resistance as a matter of course, target under 5 ohms, and recommend chemical earthing where a conventional pit will not hold a low value or where the property has substantial electronics. A pit is not a fit-and-forget item — conventional pits need watering every fifteen to twenty days through the dry season, and the ones that do not get it drift from 3 ohms to 25 ohms over a decade.
Water pumps are the recurring fault source in Pal's independent homes. Borewell and booster pumps run hard, sit in damp locations, and their motor insulation degrades. A pump with failing insulation is a classic cause of an RCCB that trips unpredictably, and isolating it is usually the first thing we test when a homeowner describes exactly that pattern.
EV charging and future-proofing
Pal has strong EV adoption, helped by the fact that a meaningful proportion of its housing has dedicated private parking rather than shared society parking. That makes installation considerably simpler here than in the high-rise areas — no committee approval, no metering dispute, no common-area routing.
The technical requirements are unchanged. A 7.4 kW charger draws roughly 32 A continuously for six to eight hours, which is a duty cycle nothing else in a home approaches. It needs a dedicated circuit with no other load, continuous-rated cable sized with proper derating for a conduit run in Surat's ambient temperature, correct protection including Type-B RCD or equivalent DC-leakage detection where the charger requires it, and an IP65 weatherproof unit if the parking is uncovered.
The check we insist on first is supply capacity. Adding 32 A of sustained demand to a domestic connection is significant, and we measure existing maximum demand against the sanctioned load on the DGVCL connection before recommending anything. Where the headroom is not there, a load enhancement is needed, and we would rather establish that at the survey than have a customer discover it by tripping their main every evening. We assist with the enhancement documentation for ₹3,500.
For anyone doing a fit-out in Pal now, running the charger cable while the walls are open is the cheapest future-proofing available. The cable and conduit cost is minor during construction and substantial afterwards.

Independent properties have their own pit, and conventional pits need watering every fifteen to twenty days through the dry season. Ones that do not get it drift from 3 ohms at construction to 25 ohms a decade later, at which point protection may not operate on a fault.
